The build path

A 12,000 sq ft building, ready to become a Tier III AI facility.

The site includes an existing 12,000 sq ft warehouse — ~9,000 sq ft of open, 24-ft-clear high bay — sitting on energized power and carrier-diverse fiber. It's a ready canvas for a purpose-built, Tier III-class data center for Blackwell-generation GPUs. Two paths, depending on the deployment: convert the existing structure, or scrape and rebuild custom to an end customer's exact specification.

Path 1

Convert the existing building

The fastest route to white space. The high-bay warehouse is built to the kind of structure, clear height, and power proximity a high-density retrofit needs — the model proven by recent bitcoin-to-AI conversions. Built out to Tier III standard for air- and liquid-cooled Blackwell racks.

Scrape and rebuild to spec

For a customer who wants a purpose-built facility, the parcel can be cleared and a custom Tier III data center built to their density, redundancy, and cooling requirements from the ground up — on a site where the hardest, longest-lead element, energized power, is already in place.

  • Concurrently maintainable design — dual (A/B) power distribution paths, N+1 across critical systems
  • Backup generation with on-site fuel and UPS banks
  • Redundant, concurrently maintainable cooling — air and direct-liquid (DLC) for high-density Blackwell racks
  • Carrier-diverse fiber entry (already in delivery) and redundant core network
  • Tier III physical security — 24/7 staffing, multi-factor and biometric access, CCTV, mantrap entry, secure loading dock with hardware chain-of-custody
  • VESDA detection and pre-action fire suppression
  • OEM/NVIDIA-validated design and commissioning prior to deployment
The result: a concurrently maintainable, ~99.98% availability facility — built to the standard global technology customers require, on an energized site that's ready to start now.

The team

Built by operators who have fielded AI hardware at scale.

Front Range Compute is led by Rob Carpenter, a two-time AI founder. As CEO of Valyant AI (acquired 2024), he raised $18M and deployed AI hardware and software across national brands, with direct NVIDIA, Amazon, and Google partnerships and five AI patents. He previously founded AppIt Ventures, whose work included MyColorado — the first state-approved digital driver's license in the U.S.

He's joined by partner Jeff Young, who brings 33 years in real estate — acquiring properties, repositioning and turning them around, and running them hands-on as an operator. Jeff has worked across multiple asset classes and been a co-investor on numerous projects, bringing the ownership, operations, and capital discipline that keep a site running long after it's energized.
